Environmental Due Diligence

A Phase I Environmental Site Assessment (Phase I ESA) is performed to qualify for landowner liability protection. AES performs Phase I ESA's in accordance with the ASTM International Designation E 1527-13 and Standards and Practices for All Appropriate Inquires (AAI), Final Rule published in 40 CFR Part 312. AES personnel have conducted in excess of 1,000 ESA's throughout the southeastern United States. In order to acquire an understanding of a site's environmental condition, we offer the following services:

  • Hand auger borings

    Phase I ESA:

    Comprehensive assessment following ASTM E-1527-13 standards or lender-specific format.
    • On site/off-site condition evaluations
    • Evaluations of historical site usage and operational practices
    • Property title searches (site dependent)
    • Tenant records and archive research
    • Regulatory agency database review
    • Historical usage review
  • Hand auger borings

    Phase II ESA:

    Investigation to confirm the presence or absence of potential contamination due to past usage of a property and/or nearby properties.
    • Soil and groundwater sampling and analysis
    • Monitoring well installation and sampling
    • Test pit excavation and logging
